But the opportunity comes with fine print. Short-term rental enforcement is tightening. The peso swings. Building quality varies by decade. The investor's buying timeline

This is the foreign-buyer version. It assumes you're wiring from abroad, registering as foreign investment, and potentially applying for a visa.

  • Wire funds via the canal cambiario
    SWIFT transfer to a Colombian bank account. The foreign-investment declaration (Declaración de Cambio) must be filed at entry. Sender name and deed name must match exactly. Wise works for smaller amounts; full SWIFT for larger wires.

  • Sign the promesa de compraventa
    The binding purchase promise. Arras (deposit, typically 10%) locks the deal. Review penalty clauses, timeline, and lien disclosures. Get an independent abogado — never use the seller's.

  • Due diligence period
    Pull the certificado de tradición y libertad (title history). Verify no liens, embargoes, or ownership disputes. Check the building's reglamento for rental restrictions. Structural assessment for buildings older than 15 years.

  • Escritura pública at the notaría
    The formal deed. Both parties sign before a notary public. The escritura records the sale price — do not under-declare, especially if you need the deed value for a visa. Notaría fees, registro, and boleta fiscal are paid here.

  • Registro and foreign-investment certification
    The escritura is registered at the Oficina de Registro de Instrumentos Públicos. Separately, register the investment with the Banco de la República to enable future repatriation of funds at sale.

  • Visa application (if applicable)
    With the updated certificado de tradición (showing ≥350 SMMLV) and the Banco de la República foreign-investment certificate, apply for the M-type visa online through Cancillería. Name, amount, and currency declarations must all match.

  • Keys + property management setup
    Take possession. If renting, engage a property manager and set up the admin fee payments, insurance, and predial. If furnished mid-term, platform listings go live. First tenants typically within 2–4 weeks in high-demand corridors.
